3 reasons why refinancing could make sense this fall
Preparation is always key, which is why we’re discussing the opportunity to refinance in the near future. This topic has disappeared from current conversations as mortgage rates stayed elevated. However, it’s now time to bring it back, especially if you know of past buyers who originally planned on making this move.
Why? Despite holding rates steady again last week, there are multiple signs that the Federal Reserve will finally slash interest rates for the first time this year at its next meeting in mid-September. Way back at the start of 2024, it looked like several rate cuts were on the horizon this year, but those never came to fruition.
After all, prospective buyers are not the only ones anxiously waiting for mortgage rates to decrease. (As we’ve written before, mortgage and interest rates aren’t the same, but they are closely related.) Many recent homebuyers are deciding when the best time will be to refinance their homes, and we hope this blog helps. Here are three reasons refinancing a mortgage could make sense sooner rather than later.
You want to reduce your monthly payments and save money on interest. Let’s start with the obvious.Securing a lower interest rate for your mortgage can decrease your monthly payments, freeing up cash for other expenses or investments and the total amount you’ll pay in interest over the life of the loan.
Your financial situation has improved. If this is the case and your financial circumstances are better than when you first secured your mortgage, you might qualify for better loan terms, including a lower interest rate.
You’d like to use your home’s equity. A cash-out refinance lets homeowners access the equity built up in their home, providing funds for home improvements, education expenses, debt consolidation or other significant costs.
How many interested people are out there? Though it may seem like everyone is locked into a low-rate mortgage, that isn’t true. Many people who have bought homes since about the fall of 2022 could be prime candidates for refinancing once rates drop.
Plus, a 2023 survey found that more than 8 out of 10 buyers said they were told during their home search that refinancing could be an option for them later on. Remember how common the phrase “Marry the house. Date the rate” was back then?
