4 ways to make your open house a true fall event

As the leaves change and temperatures drop, the real estate market undergoes its own set of transformations – just like trees. However, this year could be especially dynamic.

We’ve already covered some ways buyers, sellers and our fellow real estate professionals can get ahead of what’s expected to be a busy autumn. Still, our teams wanted to devote this blog to making sure your next open house has an appropriate dose of seasonal flair. Here are a few ways to have a great fall outing.

Make sure your colors and smells pop. Highlight the hominess of your place by staging with fall colors, textures and decor. Think warm throws, autumn wreaths and seasonal flowers. Keep the ambiance inviting with soft lighting and subtle fall scents. Some of our favorite smells?  Natural scents like cinnamon, apple or vanilla all evoke seasonal comfort. You could even simmer a pot of apple cider to add to the experience.

Remember that lighting is key. As days get shorter, make sure your home is well-lit both inside and out for prospective buyers. Clean the windows to maximize natural light and think about updating any outdated fixtures. We know most open houses are in the afternoon – peak daylight hours – but if you need to adjust when you normally hold your open house to maximize sunlight for the property, do it.

Don’t forget the outside. We’re talking from both the maintenance and curb appeal standpoints. Be sure to rake leaves, clean gutters and maintain your lawn to ensure your home looks well-kept. Consider adding fall plants like mums or marigolds for a special touch.

Talk up a home’s cozy features. Fall is a great time to showcase energy-efficient features like double-pane windows, new insulation or a recently serviced HVAC system. This may seem like a small conversation starter, but green technology and other sustainable amenities remain highly sought-after for today’s buyers. One final tip: If the home has a fireplace, make sure it’s clean and on during your event.
