4 things to know about homes near great schools
While area students have been back in the classroom for about a month now, our teams wanted to highlight the impact nearby schools can have when buying – or selling – a home. After all, having access to a great public education is one of the top features many house hunters seek.
In fact, according to this piece, “a typical home near a public elementary school with a GreatSchools rating of 9 or 10 has been calculated to cost an average of 78.6% more than a typical home in the surrounding county.” So, what does this mean for you? We’re glad you asked!
Many families have education as a must-have. And they’re willing to compromise for it.As we said, education is important to many families, and for good reason. This priority often leads them to spend more, settle for a smaller property or even give up certain comforts and extras like a garage, basement, or, in some areas of the country, central air.
A home here offers more than good schools. Good school districts are often in safer, more stable neighborhoods. This can provide buyers with peace of mind, even if they don’t have school-aged children. These areas likely have plenty of family-friendly amenities, too, and plenty of community pride that usually includes community programs that citizens of all ages can participate in.
Potential sellers may not know how much their home is worth. This especially applies to homeowners in a desired district who don’t have school-aged children. Sure, the nearby schools may have attracted them to the area initially, but they might not even realize how sought-after their neighborhood is these days. Our REALTOR® friends should highlight not only spiking property values but also the potential of a quick and smooth sale.
Even now, buying can be a good investment. Homes in desirable school districts tend to appreciate more over time. Properties in these areas maintain their value and can be more resilient during market downturns because these homes often attract a larger pool of potential buyers when it’s time to sell. As we know, increased demand helps ensure the property sells more quickly and possibly at a higher price.
