4 reasons you may fall in love with a new construction home this year

Highlighting new construction homes as an option is something we do in this space regularly. Why? Because we know these properties may not be on the radar of buyers—or their professional real estate guides—at first. However, they should be, especially as the inventory of existing homes remains tight. Where are the hottest areas for new construction in the U.S.? Boise, ID, was recently added to the list of the top 10 markets for new builds, along with many places in the south.

You can truly make a new build yours. Every “benefits of homeownership” list includes the opportunity to make the space truly yours. While that definitely can be achieved in a home that belonged to someone else, the chance to customize a new build to your liking truly takes things to the next level by often giving you options on many finishing touches, such as paint, appliances, cabinets and more.

Builders can offer incentives to make financing more affordable. Especially in recent years, developers have successfully enticed homebuyers with mortgage rate buydowns, cash toward closing costs or other perks to make the cost of their homes equal to, or better than, many existing homes in the same market. Everyone is trying to get the best mortgage rate these days, and going a different route is one way that can be achieved.

New homes can be the perfect match for first-time homebuyers. And it’s not just because it may be cheaper than you think. Over the last few years, builders have responded to the changing preferences of buyers of all kinds by making new homes smaller. According to this article, the median single-family home built in 2023 was 2,233 square feet, down 9% since 2015. How is this being achieved? Builders are less likely to include formal dining rooms and bonus rooms, for one.

Lower maintenance and repair costs. Let’s be honest—when it comes to homeownership, upkeep is probably the least exciting part of the deal. When you build brand new, you likely won’t have to deal with much in that realm for at least a few years. Plus, a new house should come equipped with the energy efficiencies and modern updates most ultimately want.
