4 things sellers should do right now
Thinking about putting your home on the market? Before the “For Sale” sign goes up, there’s some critical prep work to do, and those efforts are more important than ever right now. As the tides turn toward buyers in many of our markets – and across the country – we thought it was time for a blog full of tips and tricks for sellers. After all, as your title and escrow experts, we root for everyone in the transaction.
We touched on some of this advice in a recent piece explaining why the marketing shift is happening. However, whether you’ve already listed your home or are still trying to find the right time to join the market, we know these tips for sellers and their listing agents could be helpful.
Partner with the right real estate agent. Of course, we’re going to start this list off with a shout-out to our REALTOR® friends. After all, working with the right agent can make all the difference. A local expert will know how to price your home competitively, stage it for showings and navigate offers. Here’s a pro tip: Look for someone with experience in your specific neighborhood, strong marketing strategies and a stable of solid client reviews.
Make strategic repairs and upgrades. Minor updates can lead to major returns. Fix leaky faucets, patch holes, replace burnt-out bulbs and consider repainting walls in neutral tones. You don’t need a full renovation. After all, not every project delivers a good ROI. However, making smart upgrades certainly enhances the appeal. Not sure which project to tackle? Your agent can help.
Get a pre-listing inspection. A pre-listing inspection can reveal issues you may not be aware of. Discovering them before your home goes on the market gives you time to fix them before they become deal-breakers during negotiations. It also shows buyers you’ve taken care of your home, which can build trust and lead to smoother transactions.
Stage your home to sell. You’re aware of the importance of decluttering, but don’t stop there. Staging highlights your home’s strengths and helps buyers imagine living there. This doesn’t always mean hiring a pro. Sometimes it’s as simple as rearranging furniture, adding fresh linens or boosting curb appeal with potted plants and a new doormat.
The bottom line is that preparing to sell your home takes time, but following these steps can lead to a faster sale and a better price. Remember, don’t rush the process. Whether you’re a first-time seller or have gone to market a few times, planning is always key, especially in today’s modern market. Connect with the right professionals, including our teams for your title and escrow work, and everything should go smoothly. We’ll be rooting for you!
