4 myths to bust about home selling right now

The market needs more sellers! Many potential sellers are still on the sidelines, and while taking your time is recommended, we thought we’d address some common misconceptions on this side of real estate.

After all, with so much information out there – from friends, neighbors or the internet – it can be hard to separate fact from fiction. Some long-standing myths about selling a home can actually hold sellers back or lead to costly mistakes.

Myth 1: Spring is the only good time to sell a home. There’s no denying that spring is a popular season for real estate. The weather is pleasant, gardens are in bloom, and many families want to move before the start of a new school year. But that doesn’t mean spring is the only time to sell successfully.

Fall and winter can offer unique advantages for sellers. With fewer homes on the market, competition drops, which means your property has a better chance to stand out. Buyers who are shopping during these seasons are often more motivated and serious about making a move. Plus, cozy staging during the colder months, think warm lighting and inviting décor, can make your home even more appealing.

Myth 2: You don’t need a REALTOR in the age of online listings. It’s true that buyers and sellers have access to more information today than ever before. With just a few clicks, you can browse comparable sales, see neighborhood stats and view hundreds of homes. That’s all a good thing. But information isn’t the same as expertise.

A real estate agent brings much more to the table than online listings ever could. They know how to price your home strategically, negotiate effectively and guide you through the many details of a transaction. Agents can also connect you with trusted professionals like inspectors, lenders and contractors. Without their experience, you risk leaving money on the table or running into avoidable hiccups during the process.

Myth 3: Selling a home “as-is” means you don’t need to disclose issues. “As-is” sounds simple, but it doesn’t mean you can withhold disclosures. Most states require sellers to share any known defects or issues with a property, even if the home is being sold in its current condition. Here’s another area where your REALTOR® will come in clutch, but we wanted to make sure we said something on the topic.

Why? Failing to disclose problems like a leaky roof or foundation issue can lead to legal troubles down the road – and we’re all about helping buyers and sellers avoid future issues. Plus, transparency builds trust, and you’re also less likely to have inspection issues down the line.

Myth 4: You need to do big renovations before selling. The idea of updating every corner of your house before listing can feel overwhelming, but there’s good news. You probably don’t have to do as much as you think. As we’ve said before, not all renovations are created equal when it comes to ROI.

Here’s what you should do instead. After discussing with your agent, focus on projects that deliver the most bang for your buck. Fresh paint, small kitchen updates and boosting curb appeal are all relatively low-cost improvements that make a big difference in how buyers perceive your home. Save your budget for smart, strategic fixes rather than large-scale overhauls. Whether you’re a seller or a buyer, our team wants to see you succeed. Reach out to us anytime.
