The best time to list your home for sale is coming soon!

You’re probably aware that spring is known as the start of homebuying season, but did you know the “best time” for sellers to list is still weeks away? That’s right. According to recent Zillow analysis, the best time to place a home on the market for 2026 will be the last two weeks in May.

Here’s why, according to a senior leader at Zillow. “Late spring is when motivation and momentum meet,” Zillow senior economist Kara Ng said. “Buyers are eager to move before summer vacations and the new school year, and sellers who hit the market at that moment can benefit from heightened competition.” Plus, the study’s research showed that buyer demand often peaks around the Memorial Day holiday, which matches up with this seller window.

There was also another finding from Zillow that we thought was worth sharing, even if it sounds more like a coincidence than a fact. Thursday remains the best day to put a home on the market, which is backed up by historical statistics. The prevailing thought is that homes seen online on this day can be fit into the weekend plans of prospective buyers while also getting ahead of any homes that hit the market on Friday.

Be sure to stage your home so buyers can envision making the space their own, and don’t forget the importance of professional-looking photography, either. When it comes to outdoor curb appeal, especially focus on the front door and porch area, and don’t forget a fresh layer or two of mulch to make sure everything outside stands out!  

Don’t skip spring cleaning. We know, you probably didn’t want to see this task on the list, but it’s important. After all, a spotless house drives home the message that you put a lot of care and love into your place and are ready to hand off its story to someone who will appreciate it. It’s also key to do minor maintenance and upgrades that make the home feel more move-in ready, though it’s always good to consult with a professional about ROI when tackling larger projects.
